He left for private practice in 1999 where he designed and managed a variety of projects such as the United Parcel Service Asia Pacific HQ and World Wide Logistic Centre.  After ten years, he sought to widen his experience in other fields of management and spent the two years working with Capitaland, one of Singapore’s largest property developers. His primary responsibility was the product development of its residential products to fulfill the marketing goals of the company.  This was not limited to the actual product but included tasks linked to the effective marketing of the product, such as the setting up and furnishing of show flats. The scope of his purview included projects like the Shelford Condominium, Levelz Condominium, Palm Haven & Sun Haven Condominium; and Chrysanthemum Park I & II in Shanghai.  In 2000, Hsiang Iu established HSI Architects as a sole proprietor.
